Emergency Information for Tenants

If your property is managed by Vickery, during normal office hours, Monday to Friday please call 01252 519101. For EMERGENCIES ONLY, outside of normal office hours, please call our out-of-hours emergency contractors.

If you have an emergency regarding central heating or hot water you must contact British Gas to see whether there is a policy in place first.

The number is 0800 107 7798. When you call British Gas they will require from you the Landlords name and the property postcode. If there is a policy in place they must be used to arrange any repairs under the landlords cover.

If you instruct an Emergency contractor but the landlord has British Gas cover, you will be liable for the cost of the emergency contractors invoice if you have not followed the procedures outlined.

External Drains
Any problems with drains off the boundary of your property, are up to your local water authority to clear.

A blockage or repair in a drain that is shared with one of your neighbours is also up to the water authority to remedy, even if the drain is still on your property.

If it is the responsibility of your local water authority, then they will clear blocked drains free of charge. Please always call them in the first instance.

Gas Leak
If you smell gas or suspect a gas leak, immediately call the National Gas Emergency Service on 0800 111 999. This is a free, 24-hour helpline that will dispatch an emergency gas engineer to your location

If you call any emergency contractor who attends, and they do not deem the situation to be an emergency you will be responsible for their charges.

If any of the above contractors are not available you can arrange for the works to be carried out using another contractor, but please be advised that any invoice will be assessed and if we do not consider it to be an urgent or essential repair the invoice will be passed back to you to settle directly.
