What is a Home Information Pack or HIP?
A Home Information Pack or HIP is a pack of legal documents and searches that need to be commissioned for properties prior to their being marketing for sale. The Pack must also contain an Energy Performance Certificate (EPC). Click here for a list of required documents and those that may be included.
Vickery are pleased to offer the commissioning and compilation of the Home Information Pack as Part Of our Service – all required documents are commissioned and compiled using in-house software designed for this purpose. In addition we have trained key members of staff as fully accredited Energy Assessors able to undertake and complete the EPC element of the Pack without going to a third party.
Why do I need a Home Information Pack?
The Government brought in legislation from 1 August 2007 for properties with 4 or more bedrooms requiring that a Home Information Pack (HIP) be commissioned before they can be marketed for sale. This legislation was extended to cover 3 bedroom properties from 10 September 2007 and 1 and 2 bedroom properties were included from 14 December 2007.
What is an Energy Performance Certificate or EPC?
An Energy Performance Certificate or EPC is an assessment of the energy efficiency of your property and its environmental impact i.e. carbon dioxide emissions. The information is made available on request for potential buyers in the form of two graphs using a scale A-G rather like those shown on new fridges and washing machines.
Is a survey included in the Pack?
When the Government initially proposed Home Information Packs a Home Condition Report (rather like a Homebuyers Survey) was to be included as a compulsory document however, since 2006 this has now become a voluntary part of the Pack.
How long will it take to get all this information and will it delay my house going on the market?
A Pack must be commissioned before a property can be marketed – this includes the EPC. Vickery is able to commission all documents required in a Pack within minutes so there is no delay to the marketing of your property.
Can I buy a HIP from Vickery even though I want to instruct another agent to sell my property?
Yes, our Home Information Pack service is open to everyone, you don’t need to be selling through us or be in our local area because everything is handled in-house including the Energy Performance Certificate.
