Required Documents – documents that MUST be included:
- An Index listing all the documents in the Pack
- An Energy Performance Certificate (EPC) – this shows how energy efficient the property is and its impact on the environment (CO2 emissions) in the form of two graphs using a scale A-G, rather like those seen on new fridges & dishwashers in electrical stores.
- A Sale Statement detailing the terms of the sale, ie. the type of property and that it is offered for sale with vacant possession.
- Title Documents – the title register and plan.
- Standard Searches – both local authority and water & drainage.
- Leasehold information, where relevant – to include a copy of the lease and from 1 June 2008 details of ground rent and service charge.
Whilst items 5 & 6 are compulsory, the Government has accepted that there may be a delay in getting this information and will allow a property to be marketed as long as it can be shown that the information has been requested and is likely to be available within 28 days of the first day of marketing.
Voluntary Documents – documents that MAY be included:
- Home Condition Report – similar to a Homebuyers Survey but a document that the Government removed as a compulsory item last year.
- A legal summary to explain the legal jargon.
- Guarantees and warranties.
- Other searches, eg. flood, mining, radon, etc.
- Home Use Form.
- Home Contents Form.
At Vickery we compile Packs ourselves using software developed for the purpose and have trained a number of staff as Domestic Energy Assessors (DEAs) to undertake EPCs.
